Lot is 2.5 Acres MOL (.894 Acre MOL is part of the lake) “X” Flood Zone. There is an existing home on the property. Details from City of Largo: If the current home on 1631 Rosery Road was demolished and you wished to split the current parcel like the neighboring parcels into 5 parcels, you could. The total land area for 1631 rosery is 109,140 square feet. If this was divided by 5 and each parcel was equal, each parcel would be around 20,398 square feet. The future land use for these properties is residential suburban (RS). This requires a minimum lot size of 17,424 per parcel. If the sellers wanted to achieve something similar it would require a relatively large process, and the current home which sits relatively in the middle of the lot at 1631 Rosery would have to come down to achieve such a parcel split. There is however, more lake within the parcel at 1631 Rosery than there is on the neighboring 3 parcels. There would be less land to build on if something similar was achieved for this parcel, but in theory the parcel could be split to achieve something similar if the current home was demolished. The neighboring parcels are not one parcel and are all their own parcel which is why the configuration as it is now is allowed. If 1631 Rosery was split into 5 parcels, each parcel must maintain the 17,424 minimum square footage, and any home that would be built on each separate parcel would have to meet current code requirements and setbacks. The setbacks would be 10′ on each side setback and 30′ in the rear. The lot could be split, however, if you were to split the lot the current home would have to maintain property setbacks from the property lines. The setbacks to the property lines are as follows:10′ in the side yard, and 30′ in the rear yard. This means that if the lot were split, the current home would need to be a minimum of 10′ from both side property lines and 30′ from the rear property lines. If by splitting the lot that the home would be encroaching into any of the setbacks, we would not be able to approve the lot split from Pinellas County Property Appraiser. With that being said, if the current home is demolished, then the lot could be split into two lots, and two single family homes could be built on each lot given all property setbacks are met.
